房地产投资信托REITS

提到规划退休建立稳定被动收入，很多人会想到可以买房养老，当包租公、包租婆。 但是房产本身需要投入一大笔资金，今天Joey就跟大家介绍另一种房地产投资不需要太多本钱，也能轻轻松松当起包租公包租婆，那就是REITs（房地产投资信托基金）。今天Joey就通过这个视频跟大家一一介绍什么是Reits，为什么选择投资reits，新加坡reits的独有特点，新加坡Reits的主要分类，投资Reits的主要风险以及如何投资新加坡REITs

首先，什么是Reits？
REITs全称为real estate investment trust即为房地产投资信托基金。 简单来说，就是集合大家的资金去投资可产生收益的房地产资产组合。 
主要包括购物中心、办公楼、医院、工业仓库、酒店、数据中心，住宅等将商业地产证券化。
REIT的资产由专业人员进行管理，其产生的收入（主要是租金收入）会定期分配给投资者。有别于普通的股票，根据新加坡的税收政策，REITs必须将至少90%以上的收入，当做股息（Dividend）发放给REITs持有人，所以稳定的股息收入是大部分投资者选择REITs主要原因。  也让REITs成为喜欢股息、现金流的投资者及退休人士的投资首选。
 
 
为什么选择投资Reits？
 
1. 较高的股息：新加坡REITs的回报率每年大约处于4-8%之间，对于寻找被动收入的投资者而言，是一种极不错的选择。 
2. 投资组合分散化：普通人一般很难一次性在不同国家购买多套房产，但REIT通常拥有包含多种房地产并且租户具有多样化的投资组合，实现投资组合分散化从而减低投资风险。 
3. 低入门槛： 比起不动产，REITs的投资门槛确实非常低，1万新币可以拥有全球多个个物业
 4. 流动性高： 与不动产相比，REITs在股票市场交易，即时套现。
 

新加坡Reits的独有特点：

新加坡S-REITs的总体表现居于世界前列 
S-reits至今已发展成为除日本之外的亚洲第二大，全球第三大REITs市场。 
S-Reits 物业遍布全球除了新加坡本地的房地产，大部分S-REITs都还有投资境外房地产，遍布多个国家如澳洲、美国、中国、马来西亚及欧洲等。
派息稳定且股息收入免征所得税

S-REITs的主要分类：
 根据房地产用途的不同，REITs被分为以下几大类型：
• 零售REITs (如：CapitaMall Trust，Frasers Centrepoint Trust)
• 工业/物流REITs (如：Ascendas REIT，Mapletree Industrial Trust)
• 商业办公REITs (如：Suntec REIT Frasers Commercial Trust，Keppel REIT)
• 医疗REITs (如：Parkway Life REIT , First REIT)
• 酒店/度假村REITs (如：Frasers Hospitality Trust, Far East Hospitality Trust)

REITs主要有以下一些风险：
1. 市场波动风险：REITs和股票一样都是在交易所上市，价格会受市场条件的影响上下波动。另外，REITs的表现还可能受到房地产政策、经济周期等的影响。
2. 债务风险：我们在做投资选择的时候需要把债务对资产负债表的影响考虑进去，当一个REIT借钱融资时，要警惕他们是否有足够的财力来偿还到期债务。
3. 集中风险：这里主要是看Reits收益是否分散化如果REIts的收益仅从少数资产或物业中获得，这就意味着如果少数房产出问题，REIT的收益会受到重创。同样的，REIT是否仅从一个主要租户哪里获得租金收入？在选择特定的REIT投资时，投资者必须谨慎考虑这些问题。
4. 利率风险：有一些REITs对银行的贷款利息非常敏感，如果它的借贷成本提高，利润自然就会减少。

如何投资新加坡REITs?
两种方法:
1 开通股票账户,在股市里购买单只或者多只REITs股票以及Reits的ETF等

挑战: a.各种不同行业的REITs，普通人难以挑选; 也无法做适时调仓
也没办法做到小额资金分散到多支REIT投资，并实时分析市场状况
