使用CPF买房，可能会让你损失上百万？🤑

今天和大家分享一个真实的故事，关于我朋友买房用CPF的经历。25年前，他们因为一个决定，结果损失了超过一百万新币！😱

 

💸 回到25年前，他们买了一套55万新币的EC

当时55万可是个超级大的数字！虽然他们有足够的现金支付首付，但觉得用CPF会更划算，于是用CPF支付首付，然后每月用CPF还贷。今天，这套房子虽然已经完全付清了，但却要面对“累计利息”的问题。

 

💡 什么是累计利息？

简单来说，就是你用CPF支付的金额会随着时间增长产生利息。等到你卖房子时，你需要把这笔钱和利息一起还给CPF。这样一来，卖房子的收入就会被大幅抵消哦。

 

🔢 算一算朋友的盈亏情况

假设今天要卖掉这套EC，价格需要达到86.8万新币才能保本。但是，这套房子只剩下60年左右的租期！😩 想想看，买家肯定更愿意选择租期还有80、90年的房子，而不是这套剩下60年的。

 

🤔 如果当初用现金支付呢？

如果当初选择用现金支付房款，而不是用CPF，今天即使以55万新币卖掉这套房子，他们也可以：

  • 拿到55万新币的现金
  • 加上25年来在CPF里积累的86.8万新币的利息

这样一来，他们就能拥有超过140万新币的现金和CPF，完全没有任何亏损！但因为用了CPF，如果现在卖房，可能还要面临价格不理想的情况。😢

 

还有其他选择吗？

有朋友可能会问，如果当初把现金拿去做理财投资，收益是不是会更多？的确有可能，但很遗憾，他们当时比较保守，只是把钱存在银行、用于日常开销。

 

总结：使用CPF不是坏事，但要会玩它的游戏！
