新加坡买房如何选对房贷配套 每年节省上万新币

房贷无疑是许多家庭一笔长期的巨大负债，做好风险管理和适时调配，是家庭财务规划的重要一环。如何进行管理？先从几个重要概念入手。

什么是房贷再融资Refinancing?

简而言之，就是为了寻求更好的房贷配套，把房屋贷款从银行A换到银行B的过程。一般建议每2-3年review一次房贷状况。

固定利率 🆚 浮动利率

💫固定配套顾名思义，利率可以在锁定期内固定不变，一般为期2年或3年。好处是它提供了锁定期内的稳定性，可是万一利率走低，贷款人就有被较高利率锁定的风险。

💫浮动利率意味着贷款的利率会定期调整，当利率发生变化时，您的每月分期付款金额可能会发生变化。

浮动利率的几个关键值：SIBOR /  SORA /  FDR

▪️SIBOR是指新元银行间同业拆息率。正在逐步被市场淘汰，逐渐淡出。

▪️SORA是以本地无担保隔夜银行间的实际借贷成本计算，透明度高。是现在市场上的主流。

▪️FDR指这笔贷款与贷方银行的定期存款利率挂钩，并带有银行利差。 该利率可由贷方自行决定更改。该种类型对市场比变化的反应较前面两种更慢，最大的缺点是不透明‼️

 

固定利率和浮动利率孰好孰坏并无定论，主要有这几大因素需在选择时考量：

1. 自己对稳定性的偏好有多高？

2. 接下来几年是否考虑提前还贷？

3. 接下来几年是否有卖出房产的计划？

4. 接下来几年自己的收入情况能否应对浮动利率带来的还款额变化？

 

选择房贷配套还需考虑的其它因素：

每次进行再融资时，会产生一些成本开支，如律师费legal fee、房产估价费等，金额在几百新币-几千新币不等，有些银行会提供一笔津贴给客户，用于cover这笔费用。如果没有掌握好谈判技巧，你可能会错失这笔津贴。
